Landlord Gas Safety in Wokingham

Southern Counties Plumbing provides landlord gas safety in Wokingham and the surrounding areas. Our Gas Safe registered engineers carry out gas safety checks for residential rental properties and provide a record of the inspection findings.

Whether you let one home or manage several properties, contact us to discuss your requirements. First, share the property details and the date your next check is due. We can then discuss availability and access arrangements.

Landlord Gas Safety Checks for Rental Properties

Landlords must arrange an annual gas safety check for the gas appliances and flues they provide for tenants. Therefore, planning your appointment before the next check is due gives you time to arrange access.

For example, your rental property may have a gas boiler, cooker or fire. Tell us which appliances you provide when booking, so we can confirm the scope of the visit.

What Happens During a Gas Safety Check?

Our engineer checks the relevant gas appliances and flues to assess their safety. This includes the applicable checks on appliance operation, ventilation and the removal of combustion gases.

First, we need access to the appliances being inspected. Next, we carry out the checks and record the findings.

If we identify a safety issue, we explain the findings and the action required. However, any repair work is discussed separately from the inspection, so you understand what is included.

Landlord Gas Safety Records and CP12 Certificates

A landlord gas safety record is commonly called a gas safety certificate or CP12. It records the appliances and flues checked, the inspection results and any defects identified.

After the inspection, you receive a record of the checks completed. Importantly, the record documents the findings even if a defect is found. Any subsequent remedial work should also be documented.

Landlords must give existing tenants a copy within 28 days of the check. New tenants must receive a copy before moving in. Therefore, keep your records accessible and plan how you will share them.

For further information, read the HSE’s gas safety guidance for landlords and letting agents.

Preparing for Landlord Gas Safety in Wokingham

Before your landlord gas safety appointment in Wokingham, confirm how our engineer will enter the property. For example, tell us whether you, your tenant or a letting agent will provide access.

Also, make sure the relevant appliances are accessible. Share a copy of the previous gas safety record if available, along with details of any appliance changes.

If your tenant has reported a problem, tell us when booking. We can then discuss whether the property needs a separate repair appointment as well as its safety check.
